Central heating, tea/coffee making equipment and a work desk in the room and the comfy bed. Absolutely superb breakfast with plenty of food, reasonably priced. Location so close to the promenade and beach, sea front and the East coast. Extra care from the helpful and attentive staff.

This hotel is perfect for a beach getaway as it is just a stone's throw from the beautiful sandy beach. The location is spectacular, with stunning views of the sea. It's also conveniently situated near beach pubs and just a short walk to the town of Lowestoft. The service provided by the staff is top notch, from check-in to check-out. The basic amenities in the rooms are well-maintained and I especially appreciated the very effective ceiling fan on the 3rd floor. Breakfast was a highlight of my stay, with a delightful range of options from fresh fruit salad to The Full English. The quality of the food was excellent, with some delicious homemade bread for toast.
Everything was fantastic, no complaints whatsoever.

We definitely got great value for our money at this lovely guest house. The room was cozy, clean, and comfortable, with tasteful decorations. The location was brilliant, just a couple of minutes from the beach and close to shops and eateries. But what really made our stay special was the warm and attentive hospitality of Sandra and Ray, who went above and beyond to make us feel welcome.
For breakfast, one small improvement would be to provide a shelf above the basin and in the shower, as well as something to hang flannels on. Additionally, having a lavatory brush would be helpful.

I would definitely stop here again. I appreciated our perfect 10/10 stay here. The hotel is incredibly beautiful. The breakfast was superb. The location is amazing - just a short walk to the East coast, restaurants, and the beach and seafront.
